The work comprised complete refurbishment of an old thatched timber framed barn in a considerable state of disrepair and structural instability.

The thatch, timber claddings were removed and the end workshop demolished. The whole frame was supported on scaffold trued up and repairs to the structural frame were made with scarfing and resin joints and some renewal. All rafters were renewed in fresh cut oak and 60% of stud walls. Also framework for a new midstay was built in fresh cut oak. The supporting brick walls were repaired or rebuilt on new foundations as required. The workshop end was new build in softwood framing.

The whole carcass was covered with pre-painted plasterboard, battens and insulation and the roof re-thatched and walls finished in oak weather-board. Extreme care and protection was needed to prevent damage to the finished work, but the result was well worth it.

All internal finishes were carried out in oak together with external doors and frames, the main barn doors which were extremely large and heavy were hung on special hinges purpose made by a local metalworker. A sprung oak plank floor was installed for use in the function hall. Heating was carried out in a traditional water system with new cast iron radiators.

The client was persuaded to carry the work over a long period to allow natural drying out with the result that there has been little movement, resulting in an excellent finished product.
